Home inspectors usually arrive thirty to forty minutes before the appointment, and most of the time, they start the home inspection process by checking the exterior of your home. Make sure you are prepared for this. You probably know that on the inspection day, the house must be empty of the owners. This means you have to be ready to go, even before the highly rated home inspector arrives and that your pets are removed or crated.
As we said before, home inspectors usually find all the problems a home has, so if something isn’t working properly, don’t try to hide it. Buyers get very suspicious when sellers try to hide things from them. You’d better be honest and frank, and rest assured, your honesty won’t pass unnoticed. The best approach is to leave a note, something like “we know about it, and we’re planning to get it fixed”.
You must ensure easy access to crawlspace hatches and the attic. Remove whatever may block the access to your boiler system, basement entrance, etc. Home inspectors really hate wasting their time moving things around.
If your home is equipped with a septic system, your home inspector will definitely want to check it out. The problem is that most septic systems are buried in the yard, or somewhere around the house, and finding them can be a real issue. Make sure you leave a sketch with the exact location of your septic system.
Lastly, don’t leave dirty dishes in the sink, or laundry in the washing machine. The inspector has to test these appliances, and he won’t be very happy pulling your laundry out of the washer.
